Liquidity slowly percolating into the economy, and some customers, perhaps to encourage first home buyer tax credit temporarily stick the proverbial foot in the waters of the real estate market, real estate owned by the bank in Guinea de Jour. nightmare stories of waiting endlessly for the banks to accept short-selling is to put your dirt to ruin a short-sale properties. Buyers want to know what price the property is available is not the best rough estimate is a real estate agent, does not chime or compositions.

But the challenge is that these houses are owned banks were often vandalized by angry owners as they fell into the precipice of foreclosure. At best, a property belonging to the bank is structurally intact, but empty, with lines removed dull images mocking the walls and floor shows where the appliances or large furniture had conscientiously lived.
But as real estate agents, are used to seeing the empty houses. It is easy to see the potential of the house, we have seen done many times, while other houses that shows at the same plant. Buyers do not see hundreds of homes and furnished to understand that beyond good taste (or not) with furniture of a house that is only one plan with updates. And knowing the floor plans, who instinctively understand how each room can accommodate furniture and house way “flow” when delivered.
So what can we do when we can see in the eyes of the buyer, statistically speaking, (number of bedrooms, baths, square footage, neighborhood, etc.) ownership of the Bank is exactly what they need, but somehow it just does not feel right. And remember, buying a home is an emotional event. It must feel! But an empty house will never feel. Buyers are looking for a house.
In a perfect world, the seller would be done by a professional to “stage” of the house to the kitchen smells of vanilla, bathrooms, and bouquets of flowers and the rest of the house as clean linen. But we are far from “good old days” and no way will a bank pay the “stage” property. This would involve the leasing of furniture, etc, and have already taken a bath in foreclosure.
So when you see the hesitation of the Red Cross faces of our customers as a storm cloud on the sun, we have to intervene and remedy them. I usually keep a couple of 8 x 10 color glossy photos (think Officer Obie of Alice’s Restaurant) tastefully decorated rooms on the same floor plan available to show them what the room might look like with furniture. So I quickly insist that they look at a list that is occupied by the owner so they can “feel the flow.” I let them experience the space with the “good vibrations” of it being a home. It only takes a little more research to be well prepared.
This strategy may have one more day and burn several gallons of liquid gold we call another station, but when you see a smile on buyers together and decide that yes, they can see themselves happily accommodated in this house, and will be their home, and begin to ask the bidding process, you will find that it is worth it.
